The Real Cost of a Knock-Down Rebuild

Excavator demolishing old home for knock down rebuild

A Knock-Down Rebuild (KDR) is a fantastic solution for homeowners who love their location but dream of a modern, custom-built home that suits their needs. But what does it really cost?

While it’s challenging to pin down exact figures without understanding your unique situation, there are key factors and a broad logic to help you estimate costs.

Let’s break it down.

Factors That Influence the Cost of a Knockdown Rebuild

Design and Planning

Costs start with our Design Deposit, which secures your initial consultation and planning phase. This step ensures your vision aligns with council regulations and feasibility studies.

Building applications, including permits and approvals, are necessary to move forward and can vary depending on your council and the complexity of your build.

Demolition

Demolishing your existing home is typically priced between $30,000 – $50,000, but this can vary by location, size of your home, site access, and other factors.

Construction

The cost to build a new home is typically measured per square metre. On the Northern Beaches in Sydney, for example, the cost can range from $2,800 to $4,000+ per square metre, depending on finishes, design complexity, and materials. Duplexes or more bespoke designs will naturally fall at the higher end of the spectrum.

Additional Costs

  • Site preparation, such as soil tests, land leveling, or addressing site-specific challenges.
  • Utility disconnections and reconnections.
  • Temporary accommodation during the rebuild.
  • Landscaping, pools and driveway installation once the home is complete.

Here’s an example of how costs might add up*:

  • Design Deposit: $5,500 – $8,500.
  • Building Application Fees: $2,500 – $5,000.
  • Demolition: $30,000 – $50,000.
  • Construction: $1,000,000 – $1,200,000 (based on a 300-400m² home at $3,000per m² on a level site).

Estimated Total: $1,050,000 – $1,250,000.

*These figures are broadly based on building on the Northern Beaches, Sydney. They are intended as a guide only and may vary significantly depending on location, specific site conditions, and personal preferences.

Cost to Knock Down and Rebuild: Real World Examples

To make these figures even more relatable, our Sydney North team shared a recent knock-down rebuild project that demonstrates how various factors influence the overall cost.

Allambie Project

This project involved a 1,197 sqm block, which allowed for subdivision. The existing home was knocked down and two new dwellings were built.

The rear dwelling was constructed for $1 million, while the front dwelling cost $1.3 million. These prices were based on our standard inclusions, and excludes any upgrade costs.

Previous Buy-and-Sell Example

In a past project we knocked down and rebuilt a home that our client later sold a few years after completion. The property achieved an return on investment of over 60%.
