We meet to chat about your dream home and present you with our range of modern home designs and inclusions packages to suit your budget, lifestyle and land.
We’ll visit your block to assess siteworks requirements then we’ll head back to our design studio to discuss optimum positioning, design personalisations and optional upgrades.
We put together a quote from your approved personalised plan that includes your selected inclusions and any optional upgrades. We’ll go through this line by line so you understand all of the details.
To prepare an all-inclusive quote and your preliminary drawings, we carry out the necessary site tests on your block to ensure we know precisely how much everything is going to cost and the best way to proceed.
Together with your building team, you’ll review your plans to ensure everything is just how you imagined it to be. You’ll have the opportunity to make any final tweaks to ensure you’re 100% happy with it all.
Your preliminary plans, noting any minor changes from the review, are now drafted for construction while we prepare your contract. You’ll need confirmation from your lender on borrowing capacity for us here.
With everything finalised, it’s time to review your plans, fixed quote, specification documents and council application before signing on the dotted lines and preparing your initial investment.
Once you’ve signed your contract, we’ll lodge your application with the Council. Your initial investment covers the preparation and payment of your Planning Application to Council and payment of the Building Permit Fees.
While your plans are awaiting approval with your local Council, you will meet with one of our team to select your house colours, kitchen finishes, floor coverings, fixtures and fittings.
Once Council have approved the plans, we’ll need your 5% deposit and Authority to Commence Construction from your lender before commencing the construction schedule of your home.
Each construction stage has a payment tied to it and looks like: balance of deposit, slab down, frame up, enclosed, fixing, pre-handover inspection, practical completion (refer to our Claim Payments document for more on this).
The most exciting stage of the entire building process, once construction is complete and all the final details have been perfected, we’ll handover the keys to your brand new home!

Generally speaking, you’ll probably find that choosing a design from our Habitat Home collection does come in at a lower price than a custom build. This is simply because we’ve built them before, so we know how to make them more economical. A true custom build will require us to measure, plan, design, discuss, redesign, estimate and price everything more or less from scratch. That said, it’s also possible to use parts of our standard designs as inspiration, or use certain sections or layouts to piece together your own unique custom built home, without having to start from scratch. Entering into a Preliminary Agreement does not obligate you to sign a building contract. This agreement is designed to handle initial assessments such as soil tests, site surveys, and plan preparations.
